The Kelowna and Central Okanagan real estate market saw mixed year-over-year activity in July 2026, with sales gains in some property types alongside fewer new listings across the market. Kelowna Single-Family Homes – July 2026
- Sales: Single-family home sales reached 205 in July 2026, a 4% increase compared to 198 sales in July 2025.
- New Listings: A total of 382 new listings entered the market, representing a 19% decrease from 474 listings a year earlier.
- Average Price: The average sale price climbed to $1,096,945, a 4% increase from $1,053,694 in July 2025.
- Days on Market: Single-family homes averaged 53 days on market, about 4% faster than the 55-day average in July 2025.
Kelowna Townhomes – July 2026
- Sales: Townhome sales increased to 70 units, a 15% rise from 61 sales in July 2025.
- New Listings: There were 118 new townhome listings, a 22% decrease from 151 listings the previous year.
- Average Price: The average townhome price rose to $737,851, approximately 46% higher than the $505,256 average recorded a year earlier.
- Days on Market: Townhomes averaged 66 days on market, approximately 22% longer than the 54-day average in July 2025.
Kelowna Condos – July 2026
- Sales: Condo sales totaled 107 units, a 7% decrease from 115 sales in July 2025.
- New Listings: There were 250 new condo listings, a 5% decline from 264 listings the previous year.
- Average Price: The average condo price eased to $477,988, reflecting a 3% decrease from $491,058 a year earlier.
- Days on Market: Condos averaged 72 days on market, about 7% longer than the 67-day average last July.
