Central Okanagan Real Estate Market Statistics: April 2019 Title Image

Central Okanagan residential real estate sales increased by 24% to 424 from March to April, an expected continued sales increase typical of the spring season. Sales in April 2019 were 11% less than April of last year's 478.

The average price for single-detached homes decreased 4.3% to $695,659 from April 2018. The average price for townhouses also decreased by 4.3% to $471,881 compared to April of 2018, while the average price for condos increased by a shocking 13% to $409,629 compared to the average price for condos at this time last year. 

The number of new listings increased by 20% from March (1,075 versus 898 in March) and by only 7% from April of last year's 1,006. Average days on market (DOM), the average number of days it takes to sell a home, increased slightly to 68 versus March's 67; DOM in April of 2018 was 36% lower at 50.
