The Kelowna and Central Okanagan real estate market saw a mix of increased activity and shifting pricing trends in March 2026 compared to the same time last year. Kelowna Single-Family Homes – March 2026
- Sales: Single-family home sales climbed to 160 in March 2026, an 8% increase compared to 148 sales in March 2025.
- New Listings: A total of 448 new listings came to market, representing a 20% decrease from 560 listings a year earlier.
- Average Price: The average sale price came in at $1,033,292, reflecting a 7% decrease from $1,113,003 in March 2025.
- Days on Market: Homes sold in an average of 56 days, holding steady compared to last March.
Kelowna Townhomes – March 2026
- Sales: Townhome sales reached 62 units, a 2% increase from 61 sales in March 2025.
- New Listings: There were 155 new townhome listings, marking a 4% decrease from 161 the year before.
- Average Price: The average townhome price rose to $780,184, a 4% increase compared to $750,493 last March.
- Days on Market: Townhomes averaged 60 days on market, about 13% longer than the 53-day average in March 2025.
Kelowna Condos – March 2026
- Sales: Condo sales increased to 104 units, a 13% rise from 92 sales in March 2025.
- New Listings: Inventory saw a pullback, with 271 new listings, a 13% decrease from 311 listings the previous year.
- Average Price: The average condo price edged up to $443,900, a negligible increase (less than 1%) from $443,738 a year earlier.
- Days on Market: Condos averaged 81 days on market, a 23% increase from 66 days last March.
