Central Okanagan Real Estate Market Statistics: December 2019

In December, residential real estate sales in the Central Okanagan decreased 31% from November 2019, with 271 sold in December versus November's 383. While down from last month, December residential real estate sales were up by 33% from December of 2018's 194. The strong increase in sales from last year over the last few months is a strong indicator of market recovery.

The average price of a single-detached residential home in the Central Okanagan slightly increased by 1.7% in December, coming in at $679,304 versus December of 2018's $668,199. The average price of townhomes also experienced a slight increase, coming in at $489,376, a 2.3% increase from last year's $478,500. The average price of condos increased 20% in December to $363,855 from last December's $297,189. 

The number of new residential listings decreased by 45% from November, with 308 new listings in December compared to November's 486. New listings were mostly on par with December of 2018's 312. The low number of new listings from last month is typical for December, the busiest holiday month of the year.

The average days on market (DOM) increased by 10% in December to 84 DOM from November's 76 and was 9% higher than last December's 77 DOM.

Central Okanagan Real Estate Market Statistics: November 2019

Residential real estate sales in the Central Okanagan real estate market experienced a 3% decrease from October to November 2019, with 371 sold in November versus October's 383. While sales are slightly down from last month, sales were up by 28% from last November's 279.

The average price of a single-detached residential home in the Central Okanagan increased 14% in November, coming in at $752,004 compared to last November's $650,763. The average price of townhomes also rose, coming in at $534,407, a 4% increase from last year's $513,223. The average price of condos increased 19% to $402,589 from November of 2018's $331,317. These significant price increases are due to an increase in sales of high-end properties within the region.

The number of new residential listings in the Central Okanagan real estate market decreased by 27% compared to last month, with 640 in October compared to November's 486, and were down by 12% from November of 2018's 547. This downswing in the number of new listings is typical for the months near the end of the year.

The average days on market (DOM) in the Central Okanagan real estate market decreased in November by 1% to 75 DOM from October's 76 and was 17% higher than last November's 63 DOM.

Central Okanagan Real Estate Market Statistics: October 2019

Central Okanagan residential real estate sales decreased by 6% from September to October 2019, with 383 sold in October versus September's 406. While less than last month, sales this month are up by 2% from last October's 376. As we head into the colder months and the holiday season, we typically see a decline in home sales due to people wanting to wait until better weather to move as well as making other things a financial priority until after the New Year.

The average price of single-detached residential increased in October by 2% to $681,861 compared to last October's $667,490. The average price of townhomes was $500,407, which remained mostly on par with last year's $502,549. The average price of condos decreased 9% to $318,155 from October of 2018's $347,837.

The number of new residential listings in the Central Okanagan real estate market decreased by 14% compared to last month, with 640 in October versus 733 in September, and were down by 11% from October of 2018's 716. 

The average days on market (DOM) increased in October by 4% to 76 DOM from September's 73 and was 22% higher than last October's 61 DOM.

Central Okanagan Real Estate Market Statistics: September 2019

Residential real estate sales in the Central Okanagan took a 10% dip in September 2019 compared to August, with 406 sold overall versus last month's 450. While less than last month, sales this month are up by 11%compared to September of 2018's 364. This is the third consecutive month that sales have shown an upswing compared to the same time period last year.

The average price of single-detached residential declined by 1% to $712,371 in September compared to last September's $720,769. The average price of townhomes experienced a 1% increase to $533,253 from last year's $510,426, while the average price of condos increased by 11% to $387,569 from September of 2018's $346,102.

The number of new residential listings in the Central Okanagan real estate market decreased by 14% compared to last month, with 733 in September versus 845 in August, and were down by 13% from September of 2018's 838. 

The average days on market (DOM) increased in September by 10% to 73 DOM from August's 66 and was 12% higher than last September's 65 DOM.

Central Okanagan Real Estate Market Statistics: August 2019

Residential real estate sales showed promising signs in August 2019, with 450 sold overall. While 13% less than last month's 511, sales are up by 8% compared to August of 2018's 416. This is the second consecutive month that sales have shown an upswing compared to last year.

The average price of single-detached residential also improved, rising by 4.6% to $720,665 in August compared to last August's $688,101. The average price of townhomes showed a slight decrease of .5% to $502,228 from last year's $504,641, while the average price of condos also slightly decreased by 1% to $358,171 from August of 2018's $354,728.

The number of new residential listings in the Central Okanagan real estate market were on par with last month, with 845 in August versus 841 in July, and were only down 1.6% from August of 2018's 859. This slowdown in new listings is typical for this time of year and also results causing average prices to increase.

The average days on market (DOM) showed a promising decline in August by 20% to 66 DOM from July's 81 and was only slightly higher than last August's 62 DOM.

Central Okanagan Real Estate Market Statistics: July 2019

Overall, residential sales in the Central Okanagan Real Estate Market increased by 13% to 511 from June's 451. Compared to this time last year, sales increased by 17% from July of 2018's 432.

The average price of single-detached residential declined 9.2% in July to $713,290 compared to July of 2018's $782,108. The average price of townhomes only decreased by .06% to $517,908 from last year's $518,211, while the average price of condos increased 5.5% to $362,685 from July of 2018's $343,315.

The number of new residential listings in the Central Okanagan real estate market decreased 13% to 841 from June's 961 and is down by 19% compared to July of 2018's 976. 

The average days on market (DOM) decreased 3.6% to 81 from June's 84 but was still 57% higher than July of last year's 45 DOM.

Central Okanagan Real Estate Market Statistics: June 2019

The Central Okanagan residential real estate market saw a 7% decrease in residential sales in June to 451 over June of 2018's 483, and a 12% decrease from May's 509. The federal government's June announcement of key details of the first-time home buyer incentive may have impacted the number of sales. This program does not come into effect until September 2 and may have caused some first-time buyers to hold off on their home purchase until the program is up and running. If this is the case, then September could see an increase in sales and competition for homes that would qualify under the program. My opinion would be if you are not planning on utilizing the program and are shopping for homes that would otherwise qualify, you may want to beat the rush and avoid the inevitable influx of buyers come September 2.

The average price for single-detached residential homes decreased by 3.7% to $692,246 from June of 2018's $716,472. The average price for townhomes fared better this year, increasing by 1.2% to $508,397 over last year's $501,989, while the average price for condos declined 2.3% to $350,506 compared to June of 2018's $358,683.

The number of new listings in the Central Okanagan decreased by 17% to 961 from May's 1,137 and is down 11% over last June's 1,072.

June saw a slower turnaround in residential sales over last month, with the average days on market (DOM) at 81 versus May's 59, a 37% increase. Compared to June of 2018, DOM last month increased by 57% from last year's 45.

Beautiful beaches are a huge part of the allure of the Okanagan for both visitors and residents. There are over 30 beaches in the greater Kelowna area alone, and Peachland has 11KM of waterfront to enjoy, including the Okanagan Valley's only lifeguard-protected beach, Swim Bay. From swimming to paddle boarding, kayaking to boating, sandcastle-building to playing in the Wibit Water Park, Peachland's beaches provide a plethora of things to do for people of all ages and abilities, some of which can be enjoyed year-round. In part 4 of our "Moving to Peachland" series, we'll provide more details on Peachland's major beaches with hope that it will provide another piece of the puzzle in helping you decide if a move to Peachland is right for you.

The greatest stretch of publicly-accessible waterfront in Peachland is located along Beach Avenue in Peachland's downtown core. 140 metres of Beach Avenue's waterfront near 6th Street is known as "Swim Bay," and is host to a variety of aquatic activities, including swimming, swimming lessons, a wharf with diving from two levels of diving boards, rope swinging, and ziplining. This pebble beach has a supervised area that is lifeguarded for 10 weeks during the summer, this year (2019) from late June to late August, Monday through Sunday, 12:30-6PM. Swim Bay is also unique in that it has a fully-accessible aquatic wheelchair ramp as well as an aquatic wheelchair. Furthermore, there is a concession stand that is open during the summer, and change rooms, washrooms and picnic tables are also available for public use. The section of waterfront along Beach Avenue between Centotaph Park and Swim Bay is a long, narrow stretch of pebble beach offering beach access, multiple docks, a picnic area and a memorial park featuring a pyramid-shaped stone statue and a four-sided historic-looking clock provided by the Rotary Club of Peachland, both commemorating the centennial of the confederation.

A small stretch past Swim Bay across the street from the 50 Plus Activity Centre is Strachan's Corner Doggy Beach, a pebble beach featuring a boat launch, swimming and picnic areas. Dogs are allowed off-leash in the water only; otherwise, they must remain on-leash and in designated areas.

Directly across from The Gateway building on the corner of Beach Avenue and 13th Street that is home to a neat variety of retail businesses, there is a large deck providing access to the beach, which is mostly pebbles but has significant shaded, grassy areas, picnic areas, and a xylophone and bongo drums available for public use. This is also the site where Witbit Water Park can be accessed (see additional information below). The views from the 13th Street Viewpoint are simply outstanding. This beach access point doesn't have washrooms nearby or a parking lot, but there is loads of street parking available, and some nearby businesses offer their clientele washroom access. Paddle board rentals are also available here during the warmer months of the year, and there is currently a proposal pending council approval to allow for a food truck in the vicinity.

Located at a somewhat quieter, lesser traveled part of Beach Avenue at the south-east end of Trepanier Liner Park, Trepanier Bay Beach is a large pebble beach with significant sandy and grassy areas, some of which are shaded by several large trees. It encompasses Trepanier Creek where the Rubber Ducky Race is head each year. This beach offers multiple swimming areas, a boat launch, public washrooms across the street, several picnic areas, and a paved walkway along the waterfront. Lots of street parking available.

Cove Beach, Beach Avenue North, Peachland

The Cove Beach, Peachland, BC

Cove Beach is a small section of publicly-accessible, sandy beach adjacent to Davis Cove Resort at the north end of Beach Avenue near Buchanan Road. It is a very basic beach area including a small area for swimming and a picnic table; there are no public washrooms or other amenities available. Cove Beach has no parking lot of its own, and there is limited street parking around it due to its location at the bottom of a large hill between two private properties.

In the general vicinity of Cove Beach and adjacent to the Stonewater residential development (a private property) on Buchanan Road, is a small public park with beach access. This beach has minimal signage marking its existence, and limited parking is available on the gravel shoulder of the road. Named after local residents, the beach at Burdekin Lane is accessed by taking a long, winding, mostly-gravel path through the woods, some parts of which include stairs. Once arriving at the beach, which is sandy, quiet and secluded, you will find a small swimming area and a bench.

Near where Beach Avenue and Princeton Avenue intersect is a busy boat launch with a fenced off pebble beach including a swimming and picnic area. It is a great beach to freely enjoy the water with your dog as dogs are allowed both on and off-leash. It's also a popular boat launch due to its proximity to the highway and the large amount of public parking. As this beach is located at a major Peachland intersection on the highway, there is significant road noise in this area.

Antlers Beach Regional Park, Highway 97 at Hardy Street, Peachland

Antlers Beach is a regional park located on the south end of Peachland on Highway 97. This pebble beach with some small sandy areas boasts a swimming area, picnic area, large parking lot and a small dock for fishing or enjoying the views, which are among the best out of any beach in Peachland. As this beach is situated directly along the highway, there is a significant amount of road noise; however, the further south you go along the beach, the quieter it gets. Antler's Beach has some unique outhouse-style washrooms, and there are publicly-accessible washrooms across the highway on Hardy Street, which are part of Hardy Falls Regional Park.

Along the waterfront is Centennial Way, a paved, continuous walkway that stretches 13 blocks, from Heritage Park at 1st Street to 13th Street. Numerous Peachland residents and visitors use this walkway for their daily walks and to access downtown businesses and amenities.

A recent initiative of the Rotary Club of Peachland, the Peachland Lions Club and the Peachland Sportsmen's Association, the Ray Kandola Heritage Pier is a beautifully-constructed, wheelchair accessible pier in downtown Peachland, allowing for excellent access to the lake for fishing and enjoying the spectacular views.

WitBit Water Park, Beach Avenue at 13th Street, Peachland

WitBit Water Park is a huge, inflatable water park for ages 5 and up that is typically open from early July to early September. Admission is $25 for an all-day pass, $15 for an evening pass, or $99 for a 5-day pass that allows you to come and go at-will. Central Okanagan Real Estate Market Statistics: May 2019

Residential real estate sales in the Central Okanagan saw a slight increase in May over May of 2018 and a 17% increase to 509 from last month's 424.

The average price for a single-detached home decreased by 4.7% to $689,469 compared to May of 2018's $723,309. The average price for townhomes decreased by 4.3% to $489,555 from last year's $511,364, while the average price of condos increased by 4.5% to $357,184 from $341,761 at this time last year.  

The number of new residential listings in the Central Okanagan increased by 5.7% to 1,137 over April's 1,075, but were only 1% less than last May's 1,149. This increase in listings from April to May is typical for the onset of the warmer, summer months.

May saw a quicker turnaround in residential sales over last month, with the average days on market (DOM) at 59 versus April's 68, a 13% decrease. DOM in May increased 28% compared to May of 2018's 46 DOM.

Central Okanagan residential real estate sales increased by 24% to 424 from March to April, an expected continued sales increase typical of the spring season. Sales in April 2019 were 11% less than April of last year's 478.

The average price for single-detached homes decreased 4.3% to $695,659 from April 2018. The average price for townhouses also decreased by 4.3% to $471,881 compared to April of 2018, while the average price for condos increased by a shocking 13% to $409,629 compared to the average price for condos at this time last year. 

The number of new listings increased by 20% from March (1,075 versus 898 in March) and by only 7% from April of last year's 1,006. Average days on market (DOM), the average number of days it takes to sell a home, increased slightly to 68 versus March's 67; DOM in April of 2018 was 36% lower at 50.
