Kelowna & Central Okanagan Real Estate Market Update – April 2026
The Kelowna and Central Okanagan real estate market continued to adjust in April 2026, with softer sales activity and fewer new listings compared to last year, while prices showed upward movement in some segments. Here's how single-family homes, townhomes, and condos performed year over year.
Kelowna Single-Family Homes – April 2026
- Sales: Single-family home sales totaled 188 in April 2026, a 7% decrease compared to 202 sales in April 2025.
- New Listings: A total of 486 new listings came to market, reflecting a 9% decline from 536 listings a year earlier.
- Average Price: The average sale price rose to $1,163,745, marking a 12% increase from $1,036,577 in April 2025.
- Days on Market: Homes sold in an average of 54 days, about 6% longer than the 51-day average in April 2025.
Kelowna Townhomes – April 2026
- Sales: Townhome sales reached 60 units, a 10% decrease from 67 sales in April 2025.
- New Listings: There were 148 new townhome listings, a 13% decrease from 171 the year before.
- Average Price: The average townhome price came in at $691,721, essentially unchanged year over year (less than 1% difference from $691,894).
- Days on Market: Townhomes averaged 71 days on market, about 20% longer than the 59-day average in April 2025.
Kelowna Condos – April 2026
- Sales: Condo sales came in at 95 units, a 4% decrease from 99 sales in April 2025.
- New Listings: Inventory tightened, with 255 new listings, a 20% decrease from 320 listings the previous year.
- Average Price: The average condo price edged up to $495,516, reflecting a 1% increase from $492,517 a year earlier.
- Days on Market: Condos averaged 68 days on market, a 31% increase from 52 days last April.
